An eviction on a rental record does not lock a renter out of the Houston apartment market. It does reduce the number of communities that approve without conditions, and it makes the screening outcome dependent on two variables: how old the eviction is and whether any debt is still attached to it.

First Step: Pull a Free Credit Report

Before contacting any Houston community, pull a free credit report at annualcreditreport.com. A renter with an eviction needs to check four things: whether the judgment appears on the report, whether a balance remains, how old the entry is, and whether the debt has moved to collections. These four data points determine which approval paths are open.

The Two Factors That Control Everything

Age of the Record

Most Houston PMCs use look-back windows between three and seven years. An eviction from five years ago runs a very different screening path than one from last year. Debt Attached to the Judgment

Filing vs. judgment: An eviction filing that was dismissed or settled before a hearing carries less weight than a judgment entered by the court. A dismissed filing with strong income can often move through as a standard application with a letter of explanation.

Letter of explanation: When the eviction traces to a single credible event and current finances are stable, a clear letter documenting the circumstances and what has changed can move a borderline application through at communities that review files individually.

Income strength: Gross income above 3x monthly rent can offset eviction risk at some communities and may reduce or eliminate the guarantor requirement when the judgment is old and paid.

Flexible submarkets: Greenspoint, Alief, Sharpstown/Gulfton, FM 1960/Willowbrook, the 290 Corridor, and Southwest Houston. Higher vacancy, more Class B and C inventory, and communities that actively work with guarantor-backed applicants.
