Why Houston Renters Lose Money on Application Fees

Houston apartment application fees typically run $50-$75 per adult applicant. The fee covers the cost of pulling your credit report and running your name through screening services like RealPage, CoreLogic, or TransUnion SmartMove. That fee is non-refundable regardless of the outcome. Denied applicants do not get it back.

The problem is worse for renters with screening challenges. If you have an eviction, broken lease, or credit score below 580, most communities will deny you during automated screening before a human ever reviews your file. Each blind application costs $50-$75 with no guarantee the community even accepts your type of record. Some PMCs have a hard cutoff: if your eviction is less than 3 years old, you are automatically denied regardless of income or deposit offer.

Pre-screening eliminates this waste. We know which Houston communities accept specific record types, what their lookback windows are, and what conditional deposits they charge. Instead of applying blind and hoping, you apply only at communities where your situation already clears the criteria.

The average renter with a screening flag applies at 4-6 communities before finding one that approves them. At $60 per application, that is $240-$360 lost. With pre-screening, most of our clients apply at 1-2 communities total. get your free list to stop the cycle.
