How Houston Move-In Costs Actually Work

Most Houston apartment communities charge first month's rent plus a deposit equal to one month's rent at lease signing. That baseline applies whether you have a clean record or not. What changes based on your screening results is the conditional deposit, sometimes called a risk fee or surety deposit, that PMCs add when your rental history or credit pulls flags.

Harris County processes over 40,000 eviction filings per year, so Houston property managers have seen every combination of record. Class A communities (newer builds in Montrose, Galleria, The Woodlands) rarely approve records with evictions regardless of deposit offered.

Admin fees in Houston typically run $150-$350 and cover lease preparation and move-in processing. Application fees average $50-$75 per adult applicant. Neither is refundable. If you are using a third-party guarantor service like Leap or Insurent, that fee is usually equal to one month's rent, paid once at move-in, and is also non-refundable.
